Hatton Village - Edinburgh's Newest Home

Hatton Village is being planned as a new sustainable community which will offer a range of much needed homes for Edinburgh along with a new village centre with expanded transport links and in close proximity to West Edinburgh employment opportunities.

Inverdunning (Hatton Mains) Ltd are promoting the new village on behalf of landowner, the Crawford family.

The Hatton Village site is located on the A71 arterial route west of Edinburgh. To the north lies Ratho, the M8/ M9 motorway network and Edinburgh Airport. To the east lies Heriot-Watt University’s Riccarton Campus, Edinburgh Park, RBS Headquarters, South Gyle Retail/Industrial and the City Centre. To the south lies Dalmahoy Country Club and to the west lies Livingston.

Hatton Village will provide approximately 1,200 new homes (including market, affordable, supported/later living, private rented and self-build), supported by a village centre with local retail, business, leisure and education/community facilities, along with a new Neighbourhood Park and high quality new public open space and landscaping.

The project is currently being promoted via City of Edinburgh Council’s City Plan 2040 consultation process. A Proposed Plan is expected to be published later in 2027 and approved in 2029 to bring forward development proposals for Edinburgh for the period 2029-39.

Previous community consultation events were undertaken along with community council and local councillor briefings during 2022-23. Feedback from this process will continue to inform the development proposals.

Whilst a significant level of assessments have been carried out on the site, it is intended that the previous masterplan is further developed in conjunction with promotion of the site to the new City Plan 2040.

However, Edinburgh’s success has resulted in conflict between growth and conservation, the future and the past. There is significant forecast population growth over the next twenty years and current housing expansion involving extension of existing suburbs is creating conflict with existing communities.

Hatton Village offers the potential for a new community to make a significant contribution towards Edinburgh's housing growth requirements.

Existing and emerging planning policy supports new housing growth in Edinburgh and, as a new settlement, Hatton Village would be able to create its own identity in terms of place and character.

Location

Hatton Village is located at the junction of Dalmahoy Road and the A71, a major arterial route leading into Edinburgh.

The new village would be located between Ratho and the Dalmahoy Estate and be in close proximity to a number of major employment centres including Heriot-Watt University, Edinburgh Park, Edinburgh Airport, International Business Gateway, South Gyle Industrial Estate, Sighthill Industrial Estate and Newbridge Industrial Estate.

The new community will be able to access these employment centres plus wider services and amenities in Edinburgh via a range of public transport options including existing and improved bus links along the A71, Hermiston Park & Ride, rail/tram stations at Currie and Edinburgh Park plus cycle paths along the Union Canal.
